Fees

Due With Application

• Application fee: $50 per applicant 18 years or older.
• Administrative fee: $199, due within 48 hours of application's approval.
• Proof of income: two recent paycheck stubs or W-2s.

Note: We require that applicants earn 3x rent in one month, using gross income to verify.
We will run a full background and credit check on each applicant, as well as verify previous rental history from the past 2 years.
We do not allow co-singer or guarantors for applications.

Due at Move-In

• Prorated rent for your first month.
• Non-refundable credit risk fee: $250 to a full month's rent.
• Proof of renters insurance in the amount of $100,000 from ResidentShield - link available in website menu.
• Any applicable pet fees.

Due Monthly

• Water and sewer: $44 per month for The Cove and The Marina, $54 per month for all other floor plans.
  Charge is delayed 60-days from move-in date.
• Trash: $10 per month.
• Pest control: $5 per month.

Personalized Add-Ons

• One-time pet fee: $300 for first pet, $500 for second pet.
• Pet rent: $15 per pet per month.
• Washer/Dryer rental: $60.00 per month.

Situational

• Early lease termination fee: full month's rent with 60-day notice.
• On-site transfer: $300 with 10-day notice, proof of 3x rent of new unit, and approved apartment inspection.
• Late fee: $100 per occurrence after the 5th of each month.
• NSF fee: $30 per occurrence.
• Master policy renters insurance: $25 per month until in compliance.
